We were engaged to assist a resort-style holiday retreat in Johanna along the Great Ocean Road after guests reported seeing rats during daylight hours. Daytime sightings typically indicate a high rodent population, as rodents are naturally nocturnal and only forage during the day when competition for food becomes intense.
The property’s bushland setting, combined with guest food waste and surrounding vegetation, created ideal conditions for rodent activity.
High rodent populations can pose risks to both guest comfort and property integrity. Rodents chew wiring, damage structures, contaminate surfaces, and can negatively impact guest reviews.
We designed a discreet rodent management system tailored to a hospitality environment. Secure, lockable rodent bait stations were installed strategically around the perimeter of the property to reduce populations before rodents could enter accommodation areas.
This external perimeter approach is safer for guests and more effective long term than reactive internal treatments.
Following installation, rodent activity reduced steadily as the population declined. The retreat management team now maintains an ongoing service schedule to ensure continued control.
